Real Estate: Preparation, Preparation, Preparation.
I know you are all thinking isn’t it Location, Location, Location?
Well when buying real estate it is, but when it comes to selling, you need to prepare the property so that it looks the best to prospective buyers.
Real Estate Photography Preparation is important as you only get one chance to make a first impression. Your property may be the best place in the area, but if it looks like its deserted or not well maintained, it will prevent people looking and even reduce the sale price.
Where to start with Real Estate Photography Preparation?
The cheapest and easiest way to prepare your house for sale, is to mow the lawn.
The front of the property is the first thing potential buyers see when they arrive to look at buying your house, so make sure the front looks good.
- Mow the Lawns
- Weed the gardens
- De-cobweb the gutters
- Pack away garden hose
- Prune trees
- Pick up rubbish & dog poo
- Remove kids toys & bikes
Most of these are free and don’t take long for you to do and don’t forget to maintain it until you sell.
What about inside preparation?
So you have tidied the front of the house and it’s looking good, now you can move inside and start to prepare the inside ready for photos and inspections.
The following are some basic things to help prepare for photography:
- Check all lights are working and turn on for photo shoot
- Clean Windows
De-clutter the house
Clutter creeps up on us so quickly, before you know it you have thing everywhere but the trouble with clutter is it can made the photos look very busy and the space appear smaller.
So make sure you de-clutter and do the following:
- Remove papers and magnets from fridges
- Remove toys from the floor
- Clear bench tops and desks
- Don’t hang tea towels in the kitchen
